Property Inspections

Two inspections a year are included in tenanted properties. Untenanted property will however be visited every eight weeks.

Repairs & maintenance

Any maintenance and repairs necessary will be organised and executed immediately in order to avoid further damage. Any repair over £200 will require landlord’s approval unless further damage to the property is caused by the delay.  All repair works over £500 will be presented to the landlord with a minimum of two quotes.

Rent Collection

This service is included if the property is tenanted.

Payment of bills

Between tenancies the Landlord is liable for the payment of all utilities and rates bills.  All regular payments will be made on behalf of the landlord if funds are available.

Purchases

All purchases requested by the Landlord will be chargeable.

Utilities

The Utilities companies will be advised of change of tenancy, if requested.

Notice to tenants

Two months prior to the termination of the tenancy agreement, a letter will be sent to the tenants on the landlord’s request in order to ensure the tenants renew their agreement or vacate the property as per the original tenancy agreement.

Taxation for Overseas Landlords

Overseas landlord will need to supply Harlon with approval from the Inland Revenue to have their rent paid to them by the agent without tax deducted at source.  If tax is payable at source, quarterly and annual tax returns can be prepared by Harlon at an extra charge.
